We know some of our landlords love the hands-on approach when letting their property; getting to know their tenants, dealing directly with them and with contractors. Our let only service is perfect for them.
We market the property, source the tenants, making sure they are perfect on paper, before we let our landlords take over.
One of the main challenges facing our landlords is collecting rent at the end of the month. We know this can involve a great deal of contact, back and forth with tenants and we appreciate that sometimes, it doesn’t go to plan. We offer this service to take away the headache of rent collection. We still market the property, source the tenants and provide the normal check in procedure. Landlords will manage the property maintenance, however we collect the rent to ensure it is in their account when it should be.

From 1 bedroom studio apartments to large 5 bedroom Georgian homes, we can cater for all needs, letting you benefit from our expert knowledge, including HMO licensing and management of HMO properties.
We want to shout your property from the rooftops and make sure we find the perfect tenants. We will photograph and market your property on the UK’s leading property search portals, such as Citylets and Zoopla, to ensure maximum exposure. Of course we will also showcase your property on our website and through social media, making sure your property is known to the market.
Most importantly, we want the right tenants for you and your property. Our referencing structure ensures we know everything we need to know about the tenants to give you perfect peace of mind, knowing your tenants are happy and looking after your property. We ask for proof of identification, along with a previous landlord and employment references. We also ask that our tenants earn 30x the monthly rent per annum, with proof of earnings.
Our inventories will not only keep us right, but will also cover every inch of your property to avoid any discrepancies at the end of tenancy. What’s even better – our inventories are externally sourced, providing a third witness should there be any issues at deposit return.
At Bellevue Lettings, we understand the needs of our landlords and we know that a buy to let portfolio has many associated costs. We promise to provide a great standard of service at competitive rates, working alongside contractors we trust. We understand that many of our landlords have their own contacts for maintenance, which is why we give you the option of sourcing your own maintenance if this is your preference (we will note this on file). We also have a 24hr emergency phone line for your tenants, ensuring your property is kept safe and secure 24hrs a day, 7 days a week.
Keeping up with the current legislation associated with letting your property is hard work as the laws constantly change. We can keep you updated with changes in legislation and ensure your property exceeds the letting standards by advising you what your property requires and needs; from essentials such as Gas Safety Certificates to HMO compliance, we have you covered.
