We hope our approach will help to rebuild the trust between tenants and their letting agents. When helping prospective tenants find the home that’s right for them, we take time to get to know them and their needs. We believe communication is key which is why we like to make sure our tenants are comfortable in their property by arranging a settling in visit 7 days after move in, whilst continuing to keep in touch after that.
Arranging a viewing
If you see a property you would like to view, you can call our office on 0131-516-3210 and quote the reference number given on the ad if you have one. Our viewings are between 9am and 5:30pm Monday to Friday, however we do try to accommodate other viewing times where possible.
Our application process
Securing a property is easy with us. To secure a property, you need to download our Tenant Application Form and send it to our office which you can find details for on our ‘contact us’ page along with the following:
- 1x written reference from your current/previous landlord
- 1x written reference from your current employer
- We ask that our potential tenants earn 30x the monthly rental amount per annum and ask for proof of income
- 2x form of identification (e.g. one photo ID – such as driving licence, passport; one identifiable utilities bill
All landlords/agents are now legally required to use a safe deposit scheme to hold your deposit. This ensures your deposit is held safely and securely. Once your deposit has been paid, we will lodge it with Safe Deposit Scotland who will then send on the details via email. The inventory for the property not only keeps us right, but also keeps you and your co-tenants right from the start of tenancy. We use an externally sourced inventory company who will detail all contents, fixtures and fittings and provide you with a copy. The benefit of sourcing externally means there is a third witness at the deposit return stage should there be any discrepancies.
We want our tenants to be able to contact us if there are any maintenance issues within the property. If you need to contact us regarding maintenance during normal working hours contact 0131 516 3210 as soon as the issue arises.
Out Of Hours
Our out of hours service is there for our tenants in emergencies only. We have trusted contractors on call to assist if needed. Please note that if a call is raised due to misplaced/lost keys that any call out charge/key cutting charge will be the tenants responsibility. Our out of ours number is 07508996642.
